What is The Lodge?

It’s a high-quality off-campus residential community designed especially with Rochester Institute of Technology students in mind. The Lodge features a variety of spacious, furnished apartments, townhomes and cottages, plus a full set of community features such as a 24-hour fitness center, pool and hot tub, all within minutes from the RIT campus by private shuttle bus.

Is The Lodge part of Rochester Institute of Technology?

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at The Lodge has their own individual contract. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rent?

Each resident at The Lodge pays a flat rate that includes:

  • Furnishings
  • Electricity and gas (monthly per-person allowance)
  • Water/sewer, trash removal
  • High-speed Internet
  • Community features – fitness center, pool, etc.

What size are the residences at The Lodge?

The spacious accommodations at The Lodge range from 1 to 5 bedrooms, all with a private bathroom for each bedroom.

Are the residences furnished?

Yes, all of the residences at The Lodge have a furniture package that includes a full-size bed, two dressers, desk and chair in each bedroom, plus a sectional sofa, coffee table and entertainment stand in each living room. All residences also include a full appliance package and a kitchen table with chairs (4-bedrooms only). To see a sample of the furniture and other finishes, please visit our model residences.

When do the contracts start and end?

The standard term is August 23, 2023 to July 27, 2024, with payments made in 12 equal installments. Other alternate dates may be available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to provide a qualifying guarantor (often a parent). In limited cases, we may also waive the guarantor requirement if a resident has sufficient income of their own.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. The Lodge also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at The Lodge?

Your living costs at The Lodge can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at The Lodge. Normal payment deadlines will continue to apply.

Is The Lodge open to non-students?

Nearly all the residents at The Lodge are students at Rochester Institute of Technology. The per-person contracts are also designed with students in mind. Nonetheless, The Lodge is an Equal Opportunity housing provider and welcomes applications from non-students. Family members are welcome as well, subject to occupancy limits. Because of the need to match student roommates, non-students must apply together with enough roommates to fill the desired residence.

What kind of safety and security are provided?

The Lodge has fire sprinklers, plus electronic locks and individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

The Lodge is pet friendly, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at The Lodge?

The Lodge offers plenty of free parking for residents. Limited guest parking is also available at no charge.

What other transportation options will I have?

The Lodge provides a shuttle bus running to the RIT campus on weekdays when school is in session during the Fall and Spring semesters, running from 7am to 10pm. The shuttle bus stops in two places within The Lodge community and at F-lot on campus.

Can I see a model residence?
